FHSA 2026 Deadlines: Contribution Room, Carry-Forward, and Year-End Moves.
FHSA 2026 rules Canadian first-time buyers must calendar — $8,000 annual limit, carry-forward math, contribution deadline, and what happens if you over-contribute.
The FHSA looks simple until December arrives. Three dates run the account in 2026 — miss the logic and you strand deduction room. Start with the full FHSA Guide Canada 2026 and the FHSA Calculator Explained, then calendar this page.
The three numbers
- Contribute up to $8,000 in 2026 (plus carry-forward, max $16,000 in one year).
- Lifetime cap $40,000 — contributions beyond it are taxed 1% per month until removed.
- Qualifying withdrawals stay tax-free only against an eligible first-home purchase within 15 years of opening.
Year-end moves
- Top up carry-forward room before December 31 — there is no RRSP-style 60-day window.
- Coordinate with your HBP decision — FHSA and HBP can combine on one purchase, but the sequencing matters. See FHSA vs HBP.
- Co-buyers double the room — each buyer holds their own FHSA. Pairing rules: Co-Buying + FHSA + HBP Stacking 2026.
