Every province except Alberta and Saskatchewan charges land transfer tax (called property transfer tax in BC and welcome tax / droit de mutation in Quebec) as a percentage of your purchase price at closing. It is never financeable inside your mortgage — you pay it in cash alongside your down payment. Toronto is the only city that layers a second municipal LTT (MLTT) on top of the provincial tax, effectively doubling LTT before rebates. This calculator uses 2026 tiered rates: Ontario/Quebec/Toronto 0.5% ≤$55K, 1% to $250K, 1.5% to $400K, 2% to $2M, 2.5% above; BC 1% to $200K and 2% above (simplified to $2M; luxury surcharges above $2M not modelled); Manitoba/NB/NS/NL flat-ish blended ~0.5–1.5% estimate; PEI ~1% flat estimate. First-Time Buyer Rebates by Province
Ontario first-time buyers get up to $4,000 off provincial LTT (non-refundable, applied at closing). Toronto adds up to $4,475 off MLTT. BC first-time buyers are fully exempt on homes ≤$835,000 and partially exempt on a sliding scale to $860,000 — this calculator applies a full $0 PTT in-range and phases out linearly above. PEI offers up to $2,000 on homes ≤$360K (modelled as $2,000 cap). Other provinces offer limited or no FTHB LTT rebate; the calculator shows gross = net there. Always confirm eligibility: 18+, Canadian citizen/permanent resident, never owned anywhere before, and will occupy as principal residence.
