2026 CMHC Premium Tiers

CMHC, Sagen and Canada Guaranty charge the same tiers for homes under $1,500,000: 4.00% at 5% down (90.01–95% LTV), 3.10% at 10% down (85.01–90% LTV), 2.80% at 15% down (80.01–85% LTV). At 20% down or more (≤80% LTV) no insurance is required. The premium is calculated as premium % × base mortgage and added to your loan balance. For example, $600,000 with 10% down ($60K) gives a $540K base × 3.10% = $16,740, so the insured mortgage is $556,740. Homes at $1.5M+ need 20% minimum and cannot be insured at any down payment.

PST on CMHC Premium — The Cash Surprise

The premium itself is financed, but provincial sales tax on the premium is not — you pay it in cash at closing. Ontario 8% HST, Quebec 9.975% QST, Saskatchewan 6% PST, Manitoba 7% RST. On the $16,740 premium above, Ontario PST is $1,339; Quebec is $1,670. Other provinces charge 0% on the premium. Budget for this alongside LTT and legal fees — it is a true out-of-pocket cost that many buyers miss.
