1. Who we are

2. Information we collect

We collect only the information needed to operate the site and respond to your requests:

• Information you give us voluntarily. Your name, email address, and any message contents when you use a contact form, book a call, share an article with a friend, or request information.
• Booking information. When you book a call through our Nylas-powered scheduler, we collect your email, selected time, and any notes you provide.
• Tool inputs. Our calculators (mortgage, affordability, closing cost, etc.) run entirely in your browser. The numbers you enter are not transmitted to us or stored on our servers unless you explicitly choose to share or email results.
• Automatic technical data. Standard server logs (IP address, browser type, pages visited, referrer), cookies used for theme preference and service-worker caching, and aggregated analytics data.

3. How we use your information

• To respond to your questions and deliver any information you request.
• To confirm, reschedule, or cancel calls you book with our team.
• To send transactional emails you initiate (e.g., sharing an article by email).
• To improve the site, diagnose errors, and prevent abuse.
• To comply with legal and regulatory obligations.

We do not sell your personal information. We do not use your information for unrelated marketing without your consent.

4. Service providers

We rely on a small number of trusted processors to operate the site:

• Vercel — web hosting and edge delivery.
• Elastic Email — sending transactional email (booking confirmations, article shares).
• Nylas — calendar availability and booking infrastructure.
• Upstash — rate-limit and cache storage for booking availability.
• Supabase — database infrastructure (if you create an account or save progress in future features).

Each provider receives only the information needed to perform its function and is contractually obligated to safeguard it.

5. Cookies and similar technologies

We use strictly necessary cookies for site functionality (e.g., remembering your theme preference, service-worker caching) and may use privacy-respecting analytics cookies to measure aggregate site usage. You can disable cookies in your browser settings at any time; some features may stop working as a result.

6. Your privacy rights

Under PIPEDA and applicable provincial laws, you have the right to access, correct, or delete personal information we hold about you, and to withdraw consent to further processing. To make a request, email us through the contact page. We will respond within 30 days.

7. Data retention

We retain booking and email records for the period required to provide the service and to meet tax, accounting, and legal obligations — typically no longer than seven years. Server logs are typically retained for 30–90 days.

8. Security

We use TLS encryption in transit, restricted access controls, and reputable cloud providers. No online system can be made perfectly secure. If we become aware of a privacy breach affecting you, we will notify you and the Office of the Privacy Commissioner of Canada in accordance with PIPEDA.

9. Children

FirstHomeGuide.ca is intended for adults considering buying a home. We do not knowingly collect personal information from children under 18.

10. Changes to this policy

We may update this Privacy Policy from time to time. The “Last updated” date at the top of the page reflects the most recent change. Material changes will be highlighted on the site.
